Josh Altman Sets Forth to "Knock Out the Competition" & Land a "Record-Breaking" $25M Sale
The Million Dollar Listing Los Angeles agent has his eye on one of Encino's most expensive houses — even though another agent technically has the listing.
All's fair in love and real estate, right? If you want a listing, sometimes you need to battle it out a bit.
In the above preview for Season 15, Episode 7 of Million Dollar Listing Los Angeles (set to air Wednesday, August 21), Josh Altman reveals he has his eyes on a new listing. Selling the 20,000-square-foot home would be major, but there's a problem: the owner, Shawn, already has commitments with other agents ... and the house isn't even on the market yet.
In a confessional, Josh explains the situation.
"This house has a listing agent already. However, he doesn't have a signed listing agreement yet. So we want to knock out the competition before there is competition," he says.
After Shawn notes that he's thinking around $25 million for a price tag, Josh is even more excited.
"$25 million would be a record-breaking sale in Encino," he says. "That turns me on, not gonna lie."
Although Matt Altman tells Shawn that he knows he can make the sale happen, the owner isn't completely convinced.
"I understand, but you know, I'm loyal. I'm supposed to stage this in about 22 days," he explains.
You know what that means, right? The brothers have just about three weeks to get the job done before the house hits the market.
In a confessional, Josh explains that there's "nothing unethical" about showing an unfishished house even if an agent knows it's going to be listed with someone when it's finished.
"Our motto at the Altman Brothers is ready, fire, aim. We see an opportunity, we take the shot, we don't wait 'til everything is perfect," he adds.

Tracy Tutor understands Josh's approach, explaining in a confessional interview, "If there's no listing agreement signed and you, as the listing agent, did not get that listing agreement signed, then, yeah, you're allowing someone like Josh Altman to come in and sell it out from under you."
Although the owner remained committed to working with the other agent once the house was staged, he was open to seeing what the Altman brothers could bring him beforehand.
"If you guys want to bring me a special buyer that you have before I put this house on the market, then I'm happy to show it and see what we can do," says Shawn. And yes, he'll let them represent him as a seller ... earning them a potential $1.25 million commission.
Luckily, the brothers have a lot of "heavy hitter" clients who might be interested in the space.

The video above shows how impressive the house really is. Ringing in at roughly 20,000 square feet and sitting on 1.26 acres of land, Josh notes that the house's "volume is outrageous."
Besides a gorgeous natural-wood outfitted main kitchen (with two islands and two fridges, of course), there are nine bedrooms, 14 bathrooms, a zen room, and a home theater with an impressive sound system.
"Encino has been this celebrity enclave for many years," says Josh. "It's always been known as a place a little further away, out of the limelight, and you get more bang for your buck."
