Sandoval Asks Schwartz to Take Out a Loan to Move in with Him — and Pay $6K Per Month
Tom Sandoval has a shocking "proposition" for Tom Schwartz regarding the Valley Village home he shared with Ariana Madix.
As Tom Sandoval and Ariana Madix continue to work out the future of their shared house on Vanderpump Rules Season 11, Tom has continuously expressed his desire to buy Ariana out and stay in the Valley Village home. However, as he revealed in the clip above, he doesn't want to live there alone.
Tom Sandoval asks Tom Schwartz to move in with him
"I do have a proposition," he told Tom Schwartz in the video, which is a preview of Vanderpump Rules Season 11, Episode 12. "I would consider keeping the house if I had a roommate."
Schwartz seemed to immediately shut down the idea of moving into the house, explaining, "Dude, the optics of that are horrible." Still, he wondered, "What would be my rent?"

When Sandoval answered that Schwartz would have to pay $6,000 per month, Schwartz was floored. Sandoval then noted that Schwartz pays "$4,500 a month" to live in his current apartment, but Schwartz declared, "I can not in good conscience put [$6,000] toward something that I'm not going to get a return on. I'm not building equity in here."
To solve that concern, Sandoval suggested, "We'd get a loan...we would get it together." Schwartz was not on board, telling Sandoval, "I don't like that."

On the Season 11 premiere of Vanderpump Rules, Ariana revealed that Sandoval wanted to buy her out of the house. On Episode 9, Sandoval opened up about the steps he was taking to get that done.
"About two months ago, I had my lawyers draft a letter of intent to buy Ariana out of the house for top market value," he shared. "It's made very, very clear to her that she will get a check for the entire amount and be able to walk away free and clear. And I haven't heard anything back."
Ariana explained why she didn't respond to the "very oddly written" and "very informal" letter in the Vanderpump Rules Season 11 After Show. "Did he even think for one second that maybe his offer was bullsh-t and there wasn't gonna be a response until there was a counteroffer that was legitimate?" she asked, going on to note, "He sent a letter of intent. it was not a formal offer letter."
During Episode 11, which aired on April 9, Ariana cried as she talked about the battle with Tom over the future of their home. "I put so much of my life and my money and my time into making this my dream home, and it was my dream home," she said. "And it's like not only did he wreck it, but the way he wants to act like he's somewhat deserving of staying there or keeping it."
In the same episode, Tom stated he paid for "everything" in the former couple's relationship, "from toilet paper to trash bags to pens to batteries to electrical work to repairs." However, Ariana explained on the After Show, "I paid [for] the majority of stuff in that house."
Looking ahead to the future, Ariana shared what she is hoping for in her next home. "I kind of want something that feels like...[a] tree house vibe," she said. "It's gonna be really exciting to be like, 'This is mine, and, like, nobody can take it from me.'"
